MIAMI-DADE & SOUTH FLORIDA

40-Year Recertification searches. Current Miami-Dade building recertification.

Many owners still call it the “40-year” or “40/50-year” recertification. The current Miami-Dade program has changed, but the job is the same at its core: inspect the building, identify deficiencies, engineer the repairs and submit a compliant package.

Current rule: Miami-Dade now generally starts building recertification at 30 years for inland buildings and 25 years for certain coastal condominium/cooperative buildings, followed by 10-year intervals. “40-year recertification” remains a common legacy search term, but it is not the current general threshold.

Miami-Dade / UMSA

Property owners receive a Notice of Required Recertification and generally have 90 days to submit the required reports. Structural and electrical reports are prepared by qualified Florida design professionals.

City of Miami & municipalities

Miami-Dade municipalities administer recertification through their own building officials. The exact filing path and comments come from the jurisdiction that issued the notice.

Structural recertification inspection

We inspect the structural system and observable building conditions using the current jurisdictional forms and requirements, document deficiencies and identify conditions requiring additional investigation or repair.

Electrical recertification coordination

The Miami-Dade program also requires electrical recertification. We coordinate the overall assignment so the owner is not trying to manage disconnected structural and electrical submittals.

Repair engineering when the building does not pass cleanly

The real value is what happens after deficiencies are found. DoubleDay can develop structural repair details, coordinate permitting and construction, perform follow-up inspections and document completed corrective work.

Parking lot illumination and guardrail items

Where applicable, Miami-Dade recertification packages also address parking lot illumination and waterway guardrail compliance. We identify these requirements early so they do not become last-minute submission problems.

90-day notices and late cases

If you already received a notice, do not sit on it. Miami-Dade states that required reports are generally due within 90 days of the notice, and failure to recertify can lead to citations, penalties and liens.
